Why is the property so cheap?

Since we use our proven methodology to purchase land at deep discounts from private sellers, we are able to pass those significant savings on to you at “wholesale” prices.
 

How much are property taxes?

All of the properties we sell are current on their property taxes and will vary from parcel to parcel.  Please see our listings page for specific property taxes for that particular parcel, or contact the county assessor’s office in which that particular parcel is located.
 

Are there any lien’s associated with the property?

No, all of our properties are free and clear of lien’s at the time of conveyance.
 

Does the property have utilities?

Please refer to that particular parcels listings page to view this information.
 

What can I do on the property?

Please check with the county regarding the permitted property use, as they have the most accurate and up to date information.
 

What else can you tell me about the property?

In the interest of transparency, everything we know about each parcel is disclosed on the listing page.
 

Can I tour the property before I buy it?

Of course!  However, we do not send a representative from The Land Shop to show our properties.  This is one of the reasons why we are able to keep our prices so low!
 

Are mineral rights included?

Mineral rights are usually not included, unless specifically listed as otherwise on the properties listing page.
 

Do we need to meet in person?

The entire purchase process is done remotely using phone, mail, fax, and email.  Again, using the efficiency of this process is what helps us keep or prices so low.
 

Will I need an attorney or real estate agent?

Land purchasing contracts rarely involve more than a notary.  If you feel more comfortable having a professional review the documents by which the properties are conveyed, please do, we would never object.
 

If I am not in the United States may I still buy land from you?

Yes, American land can be bought by anyone who is not subject to American trade restrictions like citizens of North Korea, Myanmar, Cuba and a handful of other countries.
 

Do you offer title insurance?

Yes, if the buyer agrees to pay for it.  Sometimes it makes financial sense for higher priced properties, but often times we are offering prices on the land that is so low, the title insurance costs more than the land.
 

Can we use escrow to close?

Yes, if the buyer pays for it.  Since our properties are priced so low, in many instances the cost of the title/escrow process does not make financial sense.

How long does it take for me to get my deed?

From the time your payment clears to when you receive the deed is approximately one week.
 

How is the deed recorded?

In most cases it will be the buyer’s responsibility to record the deed.  We will include simple instructions when we send your new deed and we are always here to help should you have any questions.  Alternatively, you can contact the county where your new property is located for specific instructions.
